RCD and smoke alarm compliance for selling, buying or renting out a property in WA
In WA, a property being sold or rented needs at least two RCDs covering all power and lighting circuits, and mains powered smoke alarms. A lot of the older housing around Mandurah was built before either was required, so it is very common to find one or both missing.
It tends to surface at the worst moment, usually when a sale is going through or a new tenancy is about to start. It is far less stressful to know beforehand.
We inspect what is there, tell you exactly what is missing, and where possible carry out the repairs the same visit so you are not booking a second appointment.
What gets checked
RCD protection
Confirming there are at least two RCDs and that they actually cover every power and lighting circuit.
RCD testing
Trip testing each device, because plenty of older RCDs no longer operate correctly.
Smoke alarms
Checking they are mains powered, correctly located and within their replacement date.
Switchboard condition
General condition, earthing and any obvious defects that would fail an inspection.
Repairs on the spot
Where practical, faults found are put right during the same visit.
Written confirmation
Documentation of the work so you have it for the agent, buyer or tenant.
Common questions
What exactly does WA law require?

How old can smoke alarms be?
They have a service life of ten years from the date stamped on them. Past that they need replacing regardless of whether they still beep when tested.
What if it fails?
We will tell you what is needed and what it costs. Most issues can be sorted in the same visit. Bigger ones, like a full board upgrade, get quoted properly so you can decide.
Do we need this for a holiday rental?
If it is being rented out, the same requirements apply. Worth sorting before you list it.
